A $100 processing fee will be charged for all canceled reservations. Reservations canceled before 90 days prior to check-in date will be fully refunded, minus the processing fee. If cancellation occurs within 60-89 days before check-in a 50% refund will be given, reservations less than 60 days away are nonrefundable. There are no refunds for early checkouts. Security deposit will be refunded 30 days after your stay per terms of agreement.

All security deposits are refunded by check and will be mailed to the guest and address on booking within 30 days after check-out, if the following criteria are met:
1. ) Number of occupants does not exceed the rental contract.
2. ) Check in/out according to times arranged.
3.) No damage to building, furniture, or appliances that exceeds coverage of damage insurance.
6. ) The departure checklist is completed satisfactorily.
7. ) Responsible adult over age of 25 years renting property is present during entire visit.
8. ) No breaking of house rules.

***Please take note that, unless specifically stated in listing, you will be expected to bring your own linens for your stay (sheets, pillowcases, and both bath and kitchen towels). There will be small size hand soaps and dish soaps, as well as dishwasher and laundry starter packs for homes with these appliances available. We will also provide 2 rolls toilet paper per bathroom and 2 rolls paper towel for kitchen. You will be expected to supply your own after these run out, if needed.
*Linens can be provided for your use, if chosen as guest option for additional fee at booking.
Homes will have mattress pads, blankets, bedspreads and pillows.

There is not a laundry service in the area, and it would be unlikely that they could take care of the several homes we have in the amount of time given. In addition, linens accidentally get thrown in with family’s laundry and by the end of the summer the owner is missing towels or sheets. Thanks for your understanding. You will also want to bring any soaps and paper products that you’ll need for your personal use. Examples: Extra toilet paper, paper towels, plastic wrap, foil, garbage bags, etc.

If owner provides a grill, please make sure to keep it clean between each use! This is not the responsibility of the cleaning service; they will charge extra as it takes a lot of extra time to clean a grill that has not been cleaned all week. If the cleaners find it to be dirty, they will take a picture and we will pull partial deposit to pay for them to clean it.

For charcoal Grills you will need to bring charcoal. If there is some available at the house, feel free to use and replace for next group.
Gas Grills will all start with full tank of gas and renters are expected to leave gas for next group.
If you choose to grill out you may need to refill the tank or buy a portable tank from somewhere like Walmart or Meijer’s, or the local convenient stores. This is due to propane tanks not being turned off too often needing to be refilled. We ask that whoever must remove an empty tank to pay it forward by refilling that tank for the next guests to use. We cannot take responsibility for keeping the tanks full over the summer and apologize if they are empty upon your arrival. We do not reimburse for the refilling/exchanging of the tanks.
The following locations fill tanks; Some State Parks, Most Party Stores and Gas Stations. PENTWATER area: Cenzo’s Grocery at the south end of Hancock and East on Sixth St. to second building. Hill and Hollow Trailer Park a couple mi. north of Pentwater on Hancock (turns into Bus 31). Jacks Trailer Sales 869-5033 north of Pentwater as you turn north on Pere Marquette Highway just it’s on the right. HART/Silver Lake Area: BP Gas Station at the corner of 56th and Polk Road about 1 mile before the US31 Expressway. Excel Propane 873-0004 just east of the Hart US31 exit, many gas stations and party stores swap out tanks.

1. ) Check out time is 10 am sharp. If the cleaning crew has to sit outside to wait for guests to leave the property, there will be a loss of deposit.
2. ) Remove all garbage to outside dumpster or trash can. ALL garbage MUST BE in GARBAGE LINERS before placing in Garbage Cans.
3. ) Load and run dishwasher.
4. ) Keep beds turned down that have been slept in. If you rented our linens as guest option, please pull sheets and leave at foot of beds and leave towels in bathrooms.
5. ) Turn off lights, turn thermostat to 65 degrees in winter and 75 degrees in summer months.
6. ) If home uses key and lockbox, ensure they are in place. There must be an entry key in the lock-box when you depart. If the key is missing, the cost of a locksmith will be deducted from your deposit. There is a charge for each lost key.
7. ) Close and lock all outside doors and windows.

All homes are pet free, unless you specifically see that it allows pets. In that case, your pet must be preapproved and the pet fee be paid.

Internet in our area can be at times sporadic. We will attempt to correct all troubles as soon as reasonably possible, although this is not always something we can resolve. THERE WILL BE NO DISCOUNTS OR REFUNDS DUE TO SUCH INCONVIENIENCE.

1. ) All of our rentals are NON-SMOKING and DRUG FREE. If evidence of smoking or drug paraphernalia is found, you will forfeit your deposit refund.
2. ) No boats or trailers are to be parked at our rental properties, unless specifically noted that this is allowed. Any fines as a result of this broken rule, will be charged to the refundable deposit.
3. ) Do not move the furniture.
4. ) Do not do your laundry with ours; please always wash and dry your belongings separate from our linens, if using.
5. ) Privacy & respect for neighbors must be maintained. No fireworks. No loud music or late-night activity inside or out after 10pm quiet time. If there is a legitimate neighbor(s) complaint deposit will be withheld.
Please maintain homes during your stay as if they were your own. If you spill something in fridge, or on the floor, etc. please properly clean it before it dries or stains. Restrict food/beverages to the kitchen and dining area only. No fires of any kind if there is not a designated firepit and unless specified okay in the home description. No children (under 18) may be left unattended at the rental unit. Please don’t flush foreign products down toilet. Plumber fees resulting from these types of issues (feminine items, soap, etc) will result in a deduction of your security deposit to cover the expense.

You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items.

We have contracts with homeowners for the year with specific pricing set by homeowners. We are not allowed to make exceptions to this.

We do accept shorter, 3 night minimum stays at many (but not all) of our homes prior to 2nd week in June and after 2nd week of August. During our main season, all of our rentals are weekly, flipping on the specific day in listing.
